There are variety of fruit trees and grape vines that are in my backyard. I wish that this particular real estate in Nova Scotia is bought by someone as appreciative and concerned for the environment as the current owners are.
Just last year they put up a green house. I have never seen such bountiful crop of vegetables as they had.

Short Sales have tax liability. In 2010 the IRS Tax Courts ruled the Foreclosure Laws can not be used by Short Sales. The laws specifically say Foreclosure and do not mention Short Sales or any other form of loan adjustment. You must file the difference between the mortgage amount and the short sale as Income since it is borrowed money you spent and didn't pay back.

There is one other factor that you haven't looked at, friend.
If you get the .308, it's already putting out all the power it can put out without going to ridiculous pressure levels which the brass, the rifle and you may well not be able to handle. And for 800 to 1000 yard shooting, you need all the power you can muster. The standard .308 just doesn't cut it very well at all; it is best left as an out-to-450 cartridge for any game purposes and, for paper-punching, an out-to-600 cartridge.
You NEED more power for long shots.
So that leaves you with the .300 WinMag, which has proven itself over and over again in the last 30 years in long-range shooting, including taking a whole bunch of medals at Camp Perry and a lot of other places.
And you want a long-range rifle, so you get the .300 WinMag.
And if you shoot a deer with it at fairly close range, there is every possibility that you will waste a LOT of meat.
So you get the .308….. and you're right back where you started from: no rifle for long range. And if you get the long-range rifle, your short-range hunting could suffer. So you get the long-range rifle anyway.
Why?
Because you can't load a .308 any farther UP the scale than it already is. Factory shells are already pushing the limits as to pressure and velocity. But you CAN load a .300 WinMag (or any other huge Magnum-capacity cartridge) DOWN, and do it safely. Do it right and you have an extremely versatile rifle/cartridge combination with a specific loading for every type of shooting you will be doing.
Your close-range ammo and your ammo for light game are going to be low-pressure rounds, but that's just fine. They are cheaper to load, they use less powder, they kick less, you can make them incredibly accurate…. and your barrel will last MUCH longer.
Just this week, a very good friend passed away. Two years ago, I was with him when we discovered a pre-'64 Model 70 on the "Used" rack at a gun shop, very reasonably priced. The original owner had died and the rifle went to his son, who didn't like the big gouts of flame that came out of the chamber when he fired it. The rifle was originally a .300 H&H, but it was stamped ".300WM", which everybody knows means "Winchester Magnum". Only problem is that it didn't. The rifle was built in 1959 and converted in 1960 to the .300 WEATHERBY Magnum. The Winchester cartridge came out 2 years later. He was using the wrong ammo, but serious damage was prevented by the headspacing belt.
My friend was getting weak at this time and liked the rifle, but he didn't think he could handle .300 Weatherby recoil, at least not after 4 heart attacks. So we spent the entire summer shooting a .300 Weatherby Magnum rifle… with handloads which developed less power than a .30-30! My friend's secret weapon in this was a brand-new Sierra loading manual which lists reduced loads for almost all of the "big boy" cartridges. So we had a lot of fun that year, my friend's last year of serious shooting.
You can do the same thing, friend. Buy the .300 and load it for whatever the game of the day might be.

It is VERY hard to get a loan for a mobile home. Unless you have perfect credit and a huge down payment, most banks won't even touch it. The reason for this is the resale value on them is practically nil. I'm not too familiar with the "resort" type properties, but for typical mobile homes, when you're purchasing a used property, you're virtually paying for just the land, and since you wouldn't own the land in this case, I'm not so sure that 49k is such a good deal. Much cheaper than a house, but I think you'd probably have a hard time selling it. As I said I'm not an expert, but I would look into how long some the trailers that are for sale have been on the market to give you an idea of how long it takes to sell them.

The seller may or may not accept the contingency, but these are not uncommon in real estate transactions.
An agent is going to advise you make the deal. That is how he gets paid, and of course his advice is for him to earn a commission.
