Jo thinks you would pay tax to Canada first and show that tax on your U S tax return as foreign tax paid. (pg 2 1040,, maybe line 47?) (form 1116 goes to 1040) Since the sale is in Canada, they get first stab at you on tax.

Jo doesn't have much info on taxes in Canada,, has friends living in Vancouver area and they say land values are going up plus their dollar is gaining against the U S dollar.
Don't know how long you've had the property or what your situation is,, but If Jo could,, he would think about becoming citizen of Canada. (not just resident)

You cannot use a hair dryer because it does not get hot enough to melt the powder. We make a heat gun for this purpose. It is called Inkssentials Heat It Craft Tool. You can find it by doing a Google search.

Unless you are in the western part of Canada forget rental real estate. If you own and rent a house in Canada, you will have to pay taxes to Canada, and declare any income to US government. Living and working or investing in two countries, will cost you with taxes vs investing in the state you live.

Are you using a hair dryer?… I ‘ve tried mine but it does not work; the powder doesn’t stick on my cardstock!!!

Do you have to use the clear distress ink? Will it work if you use any other color?

Hey Tim! I’m a new Scrapbooker (but very addicted) and bought a couple of your Distress Inks. They’re brand new, and I tryied using them, but the stamping tool doesn’t get much of the ink, and when I use it on the paper the ink disappears from the blending tool very quickly. Am I doing something wrong? Thank you very much!
